Drawing on best practice to encourage density done well.

Tasmania is grappling with a critical shortage of diverse housing options, with housing stock almost entirely comprising single detached dwellings. A large proportion of infill residential development reflects the ‘additional dwellings in larger backyards’ or ‘cost efficiency design’ responses.

To address this challenge, the Department of State Growth commissioned the Medium Density Design Guidelines. Era collaborated with a panel of design experts, local councils and the broader community, to create guidelines that reflect a spectrum of professional and public insight. They were informed through deep knowledge of local conditions, as well as best practice across Australia.

The guidelines serve as a key non-statutory advisory resource, offering practical recommendations to planners, designers and developers in delivering high-quality medium density housing that aligns with Tasmania’s growth and urban renewal objectives, while drawing on existing infrastructure to limit the need for new investment.
