Evolving a landmark social community precinct with distinctive design & respect for heritage.

Era partnered with Housing Choices to secure approval for 65 new dwellings at 1 Queens Walk, New Town – an expansion of a landmark social housing precinct near Cornelian Bay in Hobart. Designed by Cumulus Studio, the proposal introduces two contemporary residential buildings (38 and 27 apartments) that respectfully evolve the site’s existing International Style character.

Moving beyond the repetitive aesthetic often associated with social housing, the one- and two-bedroom apartments are centred on flexible layouts that support diverse resident needs. Entry niches enable personalisation and foster ownership, while landscaping and communal areas are reimagined to promote connection. Designed in line with Liveable Housing Design Guidelines, the development incorporates generous circulation spaces, step-free thresholds and accessible showers.

Era led a proactive planning strategy, resolving key considerations including heritage, height, density, private open space and parking, and securing landowner consent from the City of Hobart. Early collaboration streamlined the assessment process, particularly around heritage, and positioned the project for timely approval, supporting the delivery of stable, affordable homes for vulnerable Tasmanians.
